COO John Payne revealed the news during the company’s Q2 earnings call, where VICI reported a 5% revenue bump to $1.1 billion. VICI CEO Ed Pitoniak maintained that their relationships with both Caesars and MGM are stable, even as Caesars eyes privatization and MGM considers a takeover offer.

VICI’s Vegas Vision

Founded as a spinoff from Caesars in 2017, VICI Properties is the top dog in the casino REIT sector. But they’ve got serious real estate muscle, controlling 50 acres alongside Caesars behind the Paris, Horseshoe, and Planet Hollywood resorts. Payne explained plans are underway with Caesars’ COO Sean McBurney to possibly host an NBA team in a new arena there. While an NBA team in Las Vegas isn’t a done deal, owners are exploring the idea following a vote in March. Though no expansion decision was finalized during meetings at the Summer League, NBA Commissioner Adam Silver’s enthusiasm suggests momentum.

Caesars and VICI: A Symbiotic Relationship

You’ll find Caesars and VICI are deeply intertwined on the Strip. Caesars runs eight properties there, including the ones tagged for the proposed arena β€” all leased from VICI, which owns 18 casinos nationwide leased to Caesars. And despite a tough second quarter for Caesars with notable declines in revenue and net income, VICI’s Payne remains bullish on the Las Vegas market. He said, “We continue to be really excited about Las Vegas.”

This isn’t new ground for Caesars, which previously hosted high-profile sporting events outdoors, but never owned an indoor arena for a major team. The Las Vegas market itself holds inherent appeals despite construction woes β€” cost overruns have stalled numerous projects. The Athletics’ proposed MLB stadium saw its budget escalate significantly, underscoring the financial hurdles.

Challenges and Prospects

The Strip hasn’t exactly been conducive to new arena projects β€” costs and zoning pose stubborn obstacles. Yet, optimism persists. Initial estimates indicate a Las Vegas NBA team could command a $7 billion to $10 billion valuation, aligning with the top of the market tier. Interest is high, with prominent figures like Bill Foley and Magic Johnson eyeing ownership stakes. But turning plans into reality won’t be easy, as evidenced by prior project stalls. Still, there’s one existing venue β€” T-Mobile Arena β€” that can host NBA games. And co-owned by Foley, MGM, and Barry Diller (MGM’s major shareholder), it showcases how involved MGM already is in arena discussions. MGM declined comment, but their Q1 call cited their engagement with arena developments.
